There are several things a homeowner can do to increase the selling price of their home; and speed up the sale of the home.

  • Clutter: a percentage of buyers are turned off by clutter, and the more clutter you have in the home (and garage), the more buyers you lose. If necessary, rent a storage unit. It will be the best investment you can make.

  • Easy to show: make your home easy to show, on short notice. Some buyers are only in the area for a short period of time, so always try to make it as easy as possible for the REALTOR® to show your home.

  • Get out of the home: if possible, always leave the home and let the buyer’s REALTOR® show the home in private.

  • Improvements: when possible, take time to make improvements before buyers see your home. Improvements can be simple things like replacing those old light fixtures in the bathrooms, to more expensive improvements like new carpet and paint. If you do paint, use a variety of colors other than ONLY white.

  • Advice on improvements: Some REALTORs® have extensive experience with remodels and can give you advise on improvements. I have assisted many investors with “flipping” properties, so I can provide advice on what to do and when.
